Fire sprinkler and fire protection products and services
Experience · Certification · Projects · Coverage · After-Sales
A sprinkler system must pass Civil Defense inspection on day one and work perfectly years later, often after long periods of standing still. The supplier’s experience, certified products and maintenance support matter as much as the first price. Here is what each one adds, and who it suits best.
Saudi Factory for Fire Equipment (SFFECO)
SFFECO is a Saudi manufacturer, not only a trader, so it can supply the heavy parts of a sprinkler system – pumps, valves and hydrants – from its own factories.
Best choice if: you need UL/FM pump rooms, valves and hydrants, or one supplier for projects in several Saudi cities.
Volcano House Contracting Company
Volcano House handles the whole job, from design to Civil Defense handover and the maintenance contract afterwards.
Best choice if: you want one contractor responsible for design, installation, approval and maintenance in Riyadh or Jeddah.
Azeidk Group
Azeidk combines fire protection with MEP and low-current systems, which simplifies coordination on busy building projects.
Best choice if: you are in Jeddah, need kitchen suppression, or want fire protection and MEP from one contractor.
Alam Almaskan
Alam Almaskan is a practical parts and systems source in central Riyadh.
Best choice if: you are a contractor or facility team in Riyadh replacing heads or valves, or need deluge equipment.
New Future Time for Safety Devices
New Future Time covers both water and gas suppression, so one installer can protect the whole building.
Best choice if: your building needs sprinklers plus clean agent protection for server, archive or electrical rooms.
Wet Pipe · Dry Pipe · Pre-Action · Deluge · Foam-Water · ESFR
The right system depends on what the building holds, how fast a fire could spread and how much damage stray water would cause. Each type below shows its applications and scenarios, features, specifications, price guidance and the suppliers to call.
Wet Pipe · Most Common · Light & Ordinary Hazard
A wet pipe system keeps water in the pipes at all times. When heat breaks a sprinkler head’s bulb, water sprays immediately. It is the simplest, most reliable and lowest-cost system, and it protects most buildings in Saudi Arabia.

Dry Pipe · Compressed Air
A dry pipe system holds compressed air in the pipes. When a head opens, the air escapes, the dry pipe valve opens and water flows. It is used where water standing in the pipes could be a problem.

Pre-Action · Water-Sensitive Rooms
Pre-action pipes stay dry until a detector senses a fire. The detector opens the pre-action valve and fills the pipes, and water flows only when a head also opens. This double step greatly reduces the risk of accidental water damage.

Riyadh · Jeddah · Dammam
SFFECO is the only supplier on this page with its own branches in all three cities, plus Madinah. Volcano House has branches in Riyadh and Jeddah, Azeidk Group is based in Jeddah, and Alam Almaskan and New Future Time are in Riyadh.
For Dammam, call SFFECO’s Dammam branch first. For other suppliers, ask for a delivered price and the date your materials will arrive on site, and contact the supplier for the delivery time.
| City | Suppliers with a local office | Call |
|---|---|---|
| Riyadh | SFFECO, Volcano House, Alam Almaskan, New Future Time | +966 11 265 0070 |
| Jeddah | SFFECO, Volcano House, Azeidk Group | +966 12 670 6009 |

Jubail · Dammam · Industrial · Aramco
Industrial sites need deluge and foam systems, UL/FM pumps and often vendors registered with Saudi Aramco. SFFECO has a Dammam branch and makes UL/FM pumps and hydrants. Azeidk Group reports Saudi Aramco supplier registration. Volcano House designs and installs deluge and foam systems.
Typical scenarios: a petrochemical plant in Jubail needs deluge on transformers and foam on tank loading racks; a warehouse in Dammam’s industrial city needs ESFR heads and a large pump. Ask each supplier for similar industrial references and site-pass arrangements.
Makkah · Madinah · Coverage
Send the project city and site address with your enquiry and ask the supplier to confirm in writing: delivery to site and its cost, whether installation crews travel to that city, who handles the local Civil Defense inspection, and how after-sales service and spare parts will be provided.
SFFECO has a Madinah branch in Al Khaldiyah, which makes it the natural first call for Madinah projects. For Makkah, SFFECO’s Jeddah branch and Volcano House’s Jeddah office are the closest options on this page.
Single Contract · Design · Install · Handover
Volcano House, SFFECO, Azeidk Group and New Future Time all supply and install. One contract means one company is responsible for design, materials, installation, testing and the Civil Defense handover, which avoids disputes between a separate supplier and installer.
Alam Almaskan focuses on products, so it suits contractors who already have their own installation team.
NFPA 25 · AMC · Testing
Volcano House (AMCs and single-visit repairs), SFFECO (AMCs and 24/7 support), Azeidk Group and New Future Time all offer maintenance. A good programme follows NFPA 25 and keeps records ready for Civil Defense visits.
Typical scenario: a hospital signs an AMC so valves are checked monthly, alarms tested quarterly and the pump flow-tested every year, with reports kept for inspections and insurance.
| How often | Typical checks |
|---|---|
| Weekly to monthly | Control valve positions, gauges, fire pump run test |
| Quarterly | Waterflow alarms, flow and tamper switches |
| Annually | Sprinkler heads, pipes and hangers, main drain test, full pump flow test |
| Every 5 years | Internal pipe inspection for blockage and corrosion |
Emergency · Repairs · Replacement
Yes. SFFECO advertises 24/7 support and Volcano House offers single-visit repairs. Common repairs include heads damaged by forklifts or painted over during fit-outs, leaking fittings, failed flow or tamper switches and valves that will not close fully.
A replacement head must match the original’s K-factor, temperature rating, response type and orientation. Keep the required spare heads and wrench on site, and retest the system before returning it to service.
Civil Defense · NFPA 13 · SBC 801
Before signing, confirm who prepares and submits the drawings and hydraulic calculations, who arranges the Civil Defense inspection, and which standards the design follows (usually NFPA 13 and the Saudi Fire Code, SBC 801).
Ask for the maintenance schedule in writing, with weekly, monthly, quarterly and annual tasks, response times for breakdowns and what is excluded. This avoids surprises at the first inspection or insurance renewal.
Scope · Inclusions · Exclusions
A full supply and installation package should clearly list what is in and out of scope. Comparing scopes is the only way to compare prices fairly.
| Usually included | Often priced separately |
|---|---|
| Design and hydraulic calculations | Fire pump set and jockey pump |
| Sprinkler heads, pipes, fittings, hangers | Water storage tank |
| Control valves, alarm check valve, flow switches | Civil works and pump room |
| Pressure test, flushing, commissioning | Fire alarm panel interface |
| As-built drawings and handover | Civil Defense fees, first-year AMC |
Supplier · Installer · Turnkey
Buy from a supplier when you already have approved drawings and an installer, or only need replacement parts. Choose an installation company when you need design, approvals, installation and handover done for you.
For most new buildings, a company that does both is simpler, because one firm answers for the system passing inspection.
| Choose | When | Suppliers here |
|---|---|---|
| Supplier (materials) | You have drawings and an installer, or need spare parts | Alam Almaskan, SFFECO |
| Installation company | You need design to handover | Volcano House, Azeidk Group, New Future Time, SFFECO |
Complete Solutions · Fire Alarm · Gas Suppression
Yes. Volcano House, SFFECO and Azeidk Group cover sprinklers, pumps, hydrants, gas suppression and fire alarms, and Azeidk Group also handles MEP and low-current systems. New Future Time covers sprinklers, alarms and clean agent systems.
One company for complete fire protection makes it easier to link the sprinkler flow switches to the alarm panel, coordinate the pump controllers, and pass a single inspection.
Fast Dispatch · Local Stock
Suppliers with local stock dispatch fastest. SFFECO manufactures in Riyadh and has branches in four cities, and Alam Almaskan supplies sprinkler heads and valves from Al Malaz, Riyadh.
Give the exact model, K-factor, temperature rating and response type when you call, and contact the supplier for the delivery time. Imported UL or FM items that are not on the shelf take longer.
Hazard Class · Wet Pipe · Pre-Action · ESFR
| Building | Hazard class (NFPA 13) | Best-fit system | Typical heads |
|---|---|---|---|
| Hospitals and clinics | Light | Wet pipe; pre-action for sensitive rooms | Quick-response concealed or pendent |
| Offices and workspaces | Light | Wet pipe | Quick-response pendent, concealed or sidewall |
| Shops and malls | Ordinary | Wet pipe | Pendent and upright |
| Car parks | Ordinary Group 1 | Wet pipe | Upright |
| High-rack warehouses | Storage design | Wet pipe | ESFR or in-rack |
| Transformers, fuel areas | Special hazard | Deluge or foam | Open nozzles |
Hospitals · Quick Response · Pre-Action
Hospitals need fast response and minimal disruption because patients cannot evacuate quickly. Wards and corridors usually use wet pipe systems with quick-response concealed heads, which open early and are easy to keep clean.
MRI suites, data rooms and medical records are often protected with pre-action systems or clean agent gas, so a damaged pipe or head does not flood critical equipment. Zoned control valves let one wing be serviced while the rest stays protected.
Offices · Wet Pipe · Quick Response
A wet pipe system with quick-response sprinklers is the standard choice for offices. NFPA 13 generally requires quick-response heads in light hazard areas, and one standard head typically protects up to about 20.9 m².
Typical scenarios: open-plan floors use pendent heads in the false ceiling; reception and boardrooms use concealed heads; corridors and small rooms without ceiling pipework use sidewall heads; server rooms are protected separately with clean agent gas.
| Your project | Suitable suppliers |
|---|---|
| Office fit-out or head replacement | Alam Almaskan, New Future Time |
| New building, complete system | Volcano House, Azeidk Group |
| Tower needing a pump room | SFFECO (pumps), Volcano House |
| Server room protection | New Future Time, Volcano House |
Warehouses · ESFR · Storage Height
Warehouse sprinklers are chosen by what is stored, how it is stored and how high. Low storage of non-combustible goods may only need ordinary hazard ceiling sprinklers. High racks of packaged goods usually need ESFR heads or in-rack sprinklers, and plastics, aerosols and flammable liquids need special designs.
Typical scenarios: a Riyadh logistics park with 10 m racks of cartons uses ESFR heads and a large UL/FM pump; a tyre store needs a higher design density; a paint store needs foam. Give suppliers the storage height, ceiling height and goods list before asking for a quote.
Type · Temperature · UL/FM · Specs
Orientation · Bulb Colour · K-Factor
Compare five things: orientation (pendent, upright, sidewall or concealed), K-factor (how much water it delivers), response type (standard or quick), temperature rating and listed coverage area.
In hot roof spaces and plant rooms common in Saudi summers, an intermediate rating (79–107°C) prevents heads opening from ambient heat.
| Bulb colour | Rating | Typical use |
|---|---|---|
| Orange | 57°C | Cool, air-conditioned spaces |
| Red | 68°C | Most offices, hospitals and shops |
| Yellow | 79°C | Warmer areas, roof spaces |
| Green | 93°C | Plant rooms, near heat sources |
| Blue | 141°C | Very hot areas such as near ovens |
UL Listed · FM Approved · Inspection
A UL listing or FM approval shows the product has been tested to perform in a fire. Consultants and Civil Defense commonly expect listed sprinklers, valves and pumps, and unlisted products can be rejected at inspection, delaying the handover.
Ask for certificates for the exact models, check them in UL Product iQ or the FM Approval Guide, and confirm SASO conformity for imports. SFFECO publishes UL/FM listings for its pumps, diesel drivers and hydrants.
Specifications · Drawings · Water Supply
Share the same information with every supplier so the quotes are comparable:
Activation · Alarm · Pump Start
Response Time · Quick Response
There is no fixed time. Activation depends on how fast the fire grows, the ceiling height, the head’s distance from the fire, its temperature rating and its response type.
Quick-response heads have a more sensitive element and generally open sooner than standard-response heads, which is why they are used in offices, hospitals and hotels where people are present.
Individual Activation · Deluge
No. In wet, dry and pre-action systems, each head opens only when heat reaches it, so usually only the heads nearest the fire operate and the rest of the building stays dry.
The exception is a deluge system, where all open nozzles in the zone discharge together once the deluge valve opens. That is why deluge is reserved for high-hazard areas such as transformers and fuel stores.
Pressure · Spacing · Obstructions
Each head needs enough pressure and flow to cover its area. NFPA 13 sets a minimum of 7 psi (0.5 bar) at any head, and the pump and tank provide the rest.
Placement matters just as much: heads are typically no more than 4.6 m apart in light and ordinary hazard areas, deflectors sit about 25–300 mm below a smooth ceiling, and beams, ducts and lights must not block the spray.
NFPA 13 · NFPA 20 · NFPA 25 · SBC 801
UL 199 · NFPA 13 · NFPA 20 · NFPA 25
Saudi consultants and the Saudi Fire Code (SBC 801) commonly reference NFPA standards. UL listed fire sprinklers are tested against UL 199.
Together these standards cover the full life of the system: UL 199 tests the heads, NFPA 13 sets how they are laid out and piped, NFPA 20 sets how the pump is selected and installed, and NFPA 25 sets how the system is tested and maintained after handover.
| Standard | Covers |
|---|---|
| UL 199 | Testing of automatic sprinklers |
| NFPA 13 | System design and installation |
| NFPA 20 | Fire pumps |
| NFPA 25 | Inspection, testing and maintenance |
Civil Defense · SBC 801 · Approvals
SBC 801 sets when sprinklers are required, and the General Directorate of Civil Defense approves designs and inspects installations. Requirements depend on building use, size and height.
Typically you need approved drawings, installation by a Civil Defense-approved contractor, testing and commissioning, then the final inspection and safety certificate. Confirm early who handles each step.
Typical scenario: a new Riyadh office tower submits sprinkler and pump drawings with hydraulic calculations, the contractor installs and pressure-tests the system, and the Civil Defense inspector witnesses a flow test before issuing the certificate. Delays usually come from missing calculations or unlisted products.
Certificates · References
Ask for UL or FM certificates for the exact models, the company’s Civil Defense approval and ISO certificates, and two or three similar completed projects with contacts.
On this page, SFFECO publishes ISO 9001, 14001 and 45001 and UL/FM listings, and lists projects such as Riyadh Metro and King Salman Park. Azeidk Group reports Civil Defense approval and Saudi Aramco registration.
Range · Installation · Maintenance · Coverage
| Supplier | Based in | Main strength | Installation | Maintenance | Google rating |
|---|---|---|---|---|---|
| Volcano House | Riyadh, Jeddah | Design to handover | Yes | AMC, repairs | 5.0 |
| SFFECO | Riyadh + 3 branches | UL/FM pumps, valves, hydrants | Yes | AMC, 24/7 | 4.2 |
| Azeidk Group | Jeddah | Fire protection + MEP | Yes | Contracts | 4.9 |
| Alam Almaskan | Riyadh | Heads, valves, deluge | Ask | Ask | 4.5 |
| New Future Time | Riyadh | Sprinklers + gas | Yes | Yes | Positive review |
Range · Brands · UL/FM
Check whether the supplier provides the full system or only parts, which brands it carries, whether those models are UL listed or FM approved, and whether it offers special heads such as ESFR, concealed or corrosion-resistant types.
Buying the main components from one source simplifies compatibility, approvals and warranty claims.
Typical scenarios: a hotel fit-out needs concealed heads in white to match the ceiling; a coastal plant in Jubail needs coated corrosion-resistant heads; a warehouse needs ESFR heads with a large K-factor. Confirm the supplier stocks or can import exactly those types before you shortlist it.
AMC · Spare Heads
Yes. Volcano House, SFFECO, Azeidk Group and New Future Time offer maintenance; SFFECO and Alam Almaskan supply parts.
NFPA 13 requires a spare-head cabinet on site with a sprinkler wrench, sized to the building.
Keep the spare-head cabinet stocked with each type and temperature rating installed in the building, so a damaged head can be replaced the same day.
| Sprinklers in building | Spare heads required |
|---|---|
| Up to 300 | 6 |
| 300–1,000 | 12 |
| Over 1,000 | 24 |
Quotes · Warranty · Response Time
Compare quotes line by line: brands and models, quantities, pipe material, testing and documentation, Civil Defense handover, warranty period and emergency response time.
The cheapest quote often leaves out the pump, the tank connection or the approvals. Ask who your site contact will be and how quickly the supplier responds to breakdowns.
For after-sales, ask how quickly a technician reaches site after a breakdown, whether spare heads and valves are kept locally, and whether the AMC includes the reports Civil Defense and insurers ask for. A supplier with local branches, such as SFFECO, or a dedicated maintenance team, such as Volcano House, usually responds faster.
Size · Hazard · Pump & Tank · Approvals
Size · Head Type · Pipework
Larger buildings need more heads and pipe, although cost per square metre often falls as the project grows. Concealed and ESFR heads cost more than standard pendent heads, and higher hazard classes need closer spacing and larger pipes.
The pump set, tank and pump room are often the single biggest items, so check whether they are in the quote.
| Factor | Effect on price |
|---|---|
| Floor area | More heads and pipe |
| Head type | Concealed and ESFR cost more than standard heads |
| Hazard class | Closer spacing, larger pipes |
| Pump and tank | Often the largest single item |
Commercial · Industrial
Yes. Offices and hospitals (light hazard) need less water, smaller pipes and smaller pumps. Industrial buildings and warehouses usually need higher water densities, larger pumps and tanks, and sometimes in-rack, deluge or foam systems.
Industrial sites may also need Saudi Aramco or client-specific approvals, which adds engineering and documentation work.
Typical scenarios: a Riyadh office floor needs light hazard design with small pipes and a modest pump; a Dammam logistics warehouse with high racks needs ESFR heads, larger mains and a much bigger UL/FM pump and tank; a Jubail plant adds deluge on transformers and foam on fuel areas.
Quotation · Drawings
Send drawings or a floor plan, building use and hazard class, ceiling heights, storage details for warehouses, water supply details, required standards and preferred brands, whether you need supply only or supply and installation, and the city and timeline. The more complete the brief, the closer the first quote is to the final price.
Typical scenario: a contractor who sends only a floor area gets a rough figure; one who sends drawings, hazard class, ceiling heights and the tank details gets a firm price that does not change after the site survey.

For large projects, SFFECO’s project list (Riyadh Metro, King Salman Park, Diriyah Gate) and Azeidk’s reported 2,500+ projects show they can handle scale.

Match the order to the approved drawings before you pay:
Typical mistakes are ordering 79°C heads where the drawing shows 68°C, standard-response heads in an office that needs quick response, or the wrong thread for the fittings. Checking the list above against the approved drawings before payment avoids returns and site delays.
Dammam · Khobar · Jubail
SFFECO has a Dammam branch, which makes it the first call for the Eastern Province. For other suppliers, confirm in writing whether they have a team in Dammam, Khobar or Jubail, whether staff hold the site passes needed for industrial plants, and how fast they respond to service calls there.
Multi-City · Framework
Yes. SFFECO operates in Riyadh, Jeddah, Dammam and Madinah, and Azeidk Group reports 17+ branches across Saudi Arabia and Egypt.
For chains and multi-site rollouts such as retail stores, bank branches or schools, ask for one framework price, a single project manager and named local service teams.
SFFECO’s four branches let one account cover Riyadh, Jeddah, Dammam and Madinah, which keeps pricing, brands and maintenance consistent across sites.
Price · Heads · Valves · Pumps
Individual components have published prices; complete systems are quoted per project because pipework, pumps and approvals vary so much.
| Item | Indicative price | Note |
|---|---|---|
| UL listed standard pendent head, K5.6 | From about SAR 15 per head | Based on GCC retail pricing |
| Water flow detector (4 in) | About SAR 430 | Based on GCC retail pricing |
| Concealed, sidewall and ESFR heads | Quote | Cost more than standard heads |
| Alarm check and deluge valve sets | Quote | By size and trim |
| UL/FM fire pump sets | Quote | By flow, pressure and driver |
| Complete installed system | Quote | By area, hazard and scope |
Inclusions · Exclusions
Not always. Supply-only quotes cover materials. Supply-and-install quotes should include labour, pressure testing, flushing, commissioning and as-built drawings, but may exclude the pump, tank, civil works, alarm interface and Civil Defense fees.
Ask every supplier to list inclusions and exclusions so you compare the same scope.
Typical scenario: two quotes for the same office look SAR 80,000 apart, but the cheaper one excludes the pump set, the tank connection and the Civil Defense submission. Once those are added, the gap disappears. A written list of inclusions makes this visible before you sign.
Head Types · Ratings · Valves · Pumps
Pendent · Upright · Sidewall · Concealed · ESFR
Pick the head by ceiling and risk. Temperature ratings run from ordinary (57–77°C) to intermediate (79–107°C) and higher, and spray patterns include standard spray, extended coverage and large drop.
| Type | Where it fits |
|---|---|
| Pendent | False ceilings in offices, shops, hospitals |
| Upright | Exposed pipework in car parks, plant rooms, warehouses |
| Sidewall | Corridors, hotel rooms, small rooms |
| Concealed | Lobbies, boardrooms, premium interiors |
| ESFR | High-rack warehouses |
| Open nozzle | Deluge systems |
UL Listed · Approval
A UL listing confirms that a head’s operating temperature, response, water distribution and durability have been tested. NFPA 13 requires listed sprinklers, and Saudi consultants and Civil Defense commonly follow NFPA, so listed heads make approval and inspection smoother.
In practice, listed heads protect you at three points: the consultant accepts them in the design review, the Civil Defense inspector accepts them on site, and the insurer accepts them when the building is covered. Unlisted heads can fail any of those checks and force a costly replacement after installation.
Corrosion · Pressure · Response
In humid coastal cities such as Jeddah, Dammam and Jubail, and in chemical areas, corrosion-resistant coated heads protect against damage that could stop them operating. Each head and valve has a maximum working pressure, commonly 175 psi (12 bar), which must suit the system.
Quick-response heads suit occupied spaces; standard-response heads are common in industrial and storage areas.
Typical scenarios: a seafront hotel in Jeddah uses coated heads in its car park and plant rooms; a high-rise uses pressure-reducing valves on lower floors so heads and fittings stay within their rating; a hospital uses quick-response heads throughout patient areas.
Components
A complete system includes all of these. Check that the quote does too.
Ask the supplier to confirm pipe material and schedule, the type of fittings (threaded or grooved), the hanger spacing, and whether every control valve has a tamper switch wired to the alarm panel. These details affect both price and how easily the system passes inspection.
| Component | Role |
|---|---|
| Sprinkler heads | Discharge water over the fire |
| Pipes and fittings | Carry water from the riser to each head |
| Hangers | Support the pipework |
| Control valves (OS&Y, butterfly) | Shut off for maintenance; tamper switch warns if closed |
Alarm Valve · Flow Switch · Gauges
The alarm check valve holds water in the system and triggers the alarm when a head opens. Flow switches on each floor tell the fire alarm panel exactly where water is flowing, so responders go straight to the right area. Pressure gauges show the system is pressurised and are read during every inspection.
Typical scenario: in a 20-floor tower, the flow switch on floor 12 signals the panel, the fire team goes straight to that floor, and the alarm valve gong sounds outside the building to alert responders. Gauge readings logged during monthly checks reveal leaks or pump problems early.
Pumps · Tanks · Scope
Often not by default. The pump set (electric, diesel and jockey pumps with controllers) and the water tank are major items that are frequently quoted separately. SFFECO manufactures UL/FM pump sets and complete pump houses, so it is a good source for that part of the package.
Flow and tamper switches are usually included, but the connection to the fire alarm panel may be by the alarm contractor. Confirm the scope in writing.
